MirrorSEAL’s unique performancecharacter-istics are based on a polymer chemistry that is amorphous, rather than crystalline, in nature.

Crystalline liquids dry to a bed of thousands of tiny individual crystals, which can separate under maintenance traffic, temperature variations, or normal building flexion.

MirrorSEAL’s amorphous chemistries posses a random molecular structure, drying to a fibrous, continuous film, with 25 times the elasticity of fiberglass felt.

Fire Resistant
MirrorSeal has no flash point. Should a direct flame be
applied to the roof’s surface, the material will deteriorate but not ignite. UL classified fire resistant.

No Added Plasticizers or Flame Retardants
The flexible, non-combustive qualities of the MirrorSEAL Superior Roofing System are inherent in the product’s chemical formulation, and remain properties of the cured film throughout its life. Some competitive coatings contain plasticizers and flame retardant additives, which leach out over time, causing the coating to become brittle and crack, permitting moisture to penetrate substrate materials.

Moisture Proof
With a moisture-vapor transpiration rate of just 0.94 perms per mil, MirrorSeal is one of the most efficient long life barriers in the industry.

Stands-up to Ponding Water
A significant & costly roofing problem is ponding water. MirrorSEAL retains structural performance even with ponding thus avoiding the leaks, mold, fungi & sediment deposition that causes damage to roof structures.

Dimensional Stability
MirrorSEAL remains 99% dimensionally stable throughout its useful life. It may be bent and this linear flexing without cracking or dimensional change facilitates installation around cooler bases, exhaust chimneys, and up parapets - thus assuring a continuous self flashing seal over the entire roof surface.

Brittle Resistant
After years in the sun or climate extremes, petroleum based roofs can become brittle and crack, permitting leaks. MirrorSeal retains its structural flexibility and does not become brittle.To date, industrial and residential applications have undergone in excess of 26 years of continuous exposure to desert climates, including day/night temperature variations of 60 degrees (33º C).
